The Township of East Hanover requires approval for a change of use. As this property is not in a retail zone, the applicant must apply to the Board of Adjustment. Application must be made within 7 days from possession.

Any governmental approvals ( including but not limited to change of use approval ) required to occupy and conduct buisiness or use the premises will be at the tenants sole cost and expense.



As to item 4. Rent:

The rent is $42,000 Net Per Annum with an annual increase of 3% . The rent is based on the rental of the primises as a whole entity and not on a per square foot bassis. The tenant will pay all utilities. RealEstate taxes are included in the rent. The tenant shall pay 50% of any increase in Real Estate taxes over the base year (1999).



As to item 7. Free Rent:

Free Rent for 1 month from possession. Half Rent ($1,750.00) next 2 months.



As to Item 13. Landlords Work: As is. Any repairs, maintenance, alterations, or improvements required by the tenant or any government authority to the interior or exterior of the premises including the parking area will be at the tenants sole cost and expense. This will include but is not limited to all plumbing, heating, airconditioning, electrical, lighting, carpentry and painting.
