In order to do this your landlord must terminate (end) your lease (or month to month Rental Agreement)and offer you a new lease at an increase in rent. Your landlord may also make other reasonable changes in your lease (or month to month Rental Agreement)at this time.
TERMINATION OF LEASE:
Take notice that on MAY 31, 2008, you are to quit, vacate and surrender the premises presently occupied by you, as tenant, known as:
Sparta, NJ 07871 Your landlord demands that you deliver up the peaceful possession of said premises to your landlord on that date, your present tenancy being terminated as of MAY 31, 2008. ACCEPTANCE: If you remain in possession of the premises after MAY 31, 2008, the rent to be paid by you will be $ 775.00 each month, payable on the first of every month in advance. If you wish to rent from and after that date, as a month to month tenant, as per the terms contained in the Rental Agreement, you may do so. If you remain in possession after that date, your landlord shall consider this as an election on your part to rent the premisess as per the terms contained in the Rental Agreement. OTHER CHANGES IN LEASE: Any rent received or post marked after the fifth (5th) day of the month will be subject to a late fee of $ 50.00 and will be considered as rent due and owing. SECURITY: All tenants are required to maintain a security deposit of one and one half months rent. An additional security deposit of $ 75.00. will also be due in full on MAY 31, 2008. The additional security will be added to your existing security deposit in an interest bearing account.
