LEASE MODIFICATION AGREEMENT & PERSONAL GUARANTEES 4.) Provided the tenant is not in material breach of any of the terms of this lease, Landlord agrees that during the period commencing 180 days prior to the termination of this lease, Landlord shall negotiate with the Tenant for an extension of the term hereof upon such terms and conditions as shall be agreeable to Landlord. 5.) KWOK YEE CHAN and ALICE W.CHAN hereby guararntee the punctual payment by the Tenant of rent and other charges imposed by the Lease Agreement and the performance by the Tenant of all other terms and conditions thereof. This is an absolute guaranty of paytment of the said obligation and not a guaranty of collection. KWOK YEE CHAN and ALICE W. CHAN agree that if the Tenant defaults and such default continues for more than thirty (30) days, they shall pay the rent, additional rent or comply with all other terms and conditions on demand.
