Dear Alice:


Our lease agreement is due to exspire on December 31st, 2003.

Several weeks ago I met with your business broker, Letitia Poon regarding a potentcial buyer for your business. At that meeting I informed Letitia that if the buyer had a good finacial profile was willing to personally guaranty the lease it would not be necessary for you to remain as a second guarator. As of this date I have not hered any further from Letitia regarding the potential buyer.

Under the lease terms you have the option to renew the lease commencing 180 days prior to December 31st, ( July 1st. 2003 ). As of this date I have not receied any indication of you intension to renew.

The lease further provides in Paragraph 16 ( Right to Exhibit ), that the lanlord shall have the right to show the premises to persons wishing to rent and to place notices on the front or any part thereof, offering the premise for rent on or after six (6) months preceding the expiration of the lease.
