Dear Maguel and Ulises:

I was pleased to send to you a copy of the Commercial Lease regardng your new Dry Cleaning business, MR. SPARKLES CLEANERS, over one week ago. As of this date I have not received a Signed Lease, Security Deposit, Letter of Intent, a Good Faith Deposit or any type of formal commitment from you.

As you are operating at present a fully operational Dry Cleaners in this location and to avoid any interuption of your business, I request that you pay via bank check a good faith deposit of $ 2,500.00 payable to IMPERIAL REALTY PARTNERSHIP, L.L.P. upon receipt of this letter and that you review and sign the Lease Agreement along with payment of the additional $ 5,000.00 balance of security by January 15th.

As I stated to you and Ulises, the current month of January will be Rent Free and the first months rent of $ 2,500.00 will be due February 1st. I hope this will help as you get your new business established. I am looking forward to a long and successfull relationship.
