As you are aware the present tenant, Susan Vaughan has been occupying the above premises for over ten years and has been receiving rental assistance for the same amount of time. During the past ten (10) years the rent I receive has increased by less than a total of $100.00 per month. This has now become a financial burden for my family and I can no longer afford to lease the premises for $785.00 per month. The real estate taxes alone have increased as much. The present rent is not reasonable and is not in keeping with the average market rent within the community. The present rent is $200.00 per month less than the average market rent in the area for a three (3) bedroom house. I have enclosed copies of the classifeid section of the New Jersey Herald. Three bedroom townhouses are renting for $975.00. Please note that even one bedroom appartments are renting for $700.00 to $800.00 per month. With five adults and one child occupying the house, the wear and tear on the premises has been and continues to be very costly. In addition to the many plumbing and furnace repairs, during the past ten years I have made the following improvements:
In veiw of the above factors, I am requesting that my rent be adjusted to a new monthly rent of $ 885.00. This amount is more than reasonable as it is $ 100.00 below the average market rent for the community. Please note that I would consider this to be a one time adjustment of this amount in order to bring the rent closer to the present market. Please refere to pages 2 and 3 of this letter.
