Dear Susan:

It has been seven (7) months since you were notified of the orginal shortage of rent from 1998. In addition your rent was short for December 1999 and January 2000 due to a mistake made by the Rental Assistance Program. With late fees the total amount is now $ 626.00 as outlined in the enclosed late notice. Although you have promised to make payments on the overdue amount, to date I have not received any payments at all.

I have recently received the notice from the Rental Assistance Program regarding the recertification and inspection. As you are aware your house must be in compliance with program Housing Quality Standards. In addition the rent for your Three Bedroom House is well below the comparable rents of similar housing in your area.

Therefore, in order to continue our landlord- tenant relationship. The rent must increase to an amount comparable to other similar units in the area and you must make arrangements to pay the past due amount. As you have been a tenant for many years I am willing to accept regular fixed payments on a monthly bassis in addition to the rent until the past due amount is paid in full. In addition I will suspend any late fees on the balance due on the past due amount so long a you make regular monthly payments. If you miss a month you will be charged a $ 30.00 late fee for that month and subject to eviction for the unpaid balance.

Please advise me if you will agree to this payment arrangement as soon as possible.
