GENERAL LEASE TERMS

A personal Guaranty is required.

A credit report and finacial statement are required.

Triple Net five (5) year lease with a five (5) year option. The monthly rent is $ 2,500.00 with an inflation increase tied to an agreed upon index but no less than 3% per year for the first 5 years. Real Estate taxes are included in the rent. The tenant shall pay 50% of any increase in Real Estate taxes over the base year (the first year).

A security deposit equal to four (4) months rent to be held by the landlord.

Any governmental approvals ( including but not limited to change of use approval ) required to occupy and conduct buisiness or use the premises will be at the tenants sole cost and expense.
