RIDER TO COMMERCIAL LEASE AGREEMENT

Premises: The Landlord does hereby lease to the tenant and the tenant does hereby rent from the Landlord, the following described premises:
Store premises located at 181 Route 10, East Hanover, New Jersey, consisting of first floor ( approx. 52' by 22' ), basement below same ( approx. 40' by 22' ) with store entrance and parking on the west side facing Faranella Drive. Being the same space formerly occupid by Scarlet Robe Cleaners.
THE ATTACHED GARRAGE IS SPECIFICALLY NOT INCLUDED IN THE LEASED PREMISES.

Existing Equipment: The premises now contains certain Dry Cleaning equipment abandoned by the previous Tenant and now in possesion of the Landlord. This equipment includes one large Dry Cleaning Machine and all supporting equipment including Pressing equipment, Racks and Counters etc. on the main floor as well as a large Commercial Boiler and Washing equipment in the basement area.
The Tenant hereby agrees to take full possession of this equipment in "as is" condition and to repair and otherwise upgrade and maintain all the equipment in full working order in accordance with any New Jersey Laws pertaining to same at the Tenants sole expense and the Landlord hereby agrees to grant full possession of all the aforesaid equipment in "as is" condition to the Tenant, free and clear upon the signing of the THREE (3) YEAR RENEWAL lease provided that the Tenant maintain the terms of this lease for the full THREE years.
Should the Tenant sell his Business to a third party during the THREE (3) YEAR RENEWAL lease and the THREE (3) YEAR RENEWAL lease is assumed under the same terms by the third party, the Landlord agrees to release any claim to said dry cleaning equipment.
Should the Tenant or any third party that has assumed this lease default on the THREE (3) YEAR RENEWAL lease agreement, the aforesaid equipment will revert back to the possession of the Landlord.
