26.)
If the premises are partially damaged or completely destroyed by fire or other occurrence that is not caused by Tenant's negligence or willful act or the negligence of Tenant's family, agent or guest, Landlord, at his/her discretion, may elect to (a) repair or rebuild the premises during the period of untentability and abate the rent proportionally for this period; or (b) not repair or rebuild the premises, terminate the Agreement and prorate the rent up to the time of the damage.
27.)
Tenant may not assign this Agreement nor sublet the premises. Any assignment, sublease or other purported licence to use the premises by Tenant shall be void and shall terminate this Agreement.
28.)
Tenant must, at Tenant's expense, comply with all laws, regulations, ordinances and requirements of all municipal, state and federal authorities that are effective during the term of this Agreement, pertaining to the use of the premises.
29.)
This Agreement, and the Tenant's interest, is and shall be subordinate, subject and inferior to any and all liens and encumbrances now and thereafter placed on the premises by the Landlord, any and all extensions of such liens and encubrances and all advances paid under such liens and encumbrances.
30.)
Tenant has inspected the premises and agrees that the premises and all improvements are in good, habitable condition at the time this Agreement is being signed.
31.)
This Agreement is binding on the Landlord and Tenant and those that lawfully succeed to their rights or take their place. Tenant and Landlord have both read this Agreemnet and all promises made by the parties are contained in this Agreement.
32.)
The Landlord reserves the right to make such other rules and regulations from time to time as are necessary for the safety, confort and convenience of all tenants and neighbors.
THE UNDERSIGNED TENANT HEREBY ACKNOWLEDGES RECEIPT OF A COPY OF THIS RENTAL AGREEMENT CONTAINING RULES AND REGULATIONS AND AGREES TO ABIDE BY SAME.
