RENTAL AGREEMENT

3.) If Tenant defaults in the payment of the rent or any other item or condition of this Rental Agreement, Landlord may give Tenant written notice to cure such default. If Tenant fails to cure such default within ten (10) days of receiving notice, Landlord may elect to terminate the Rental Agreement, re-enter the premises and remove the Tenant, all other occupants and their possessions.

If Tenant abandons or vacates the premises during the term of this Rental Agreement, Landlord may elect to re-enter the premises without liability for prosecution or owing damages to Tenant, and, at the Landlords' option, relet the premises. If the Landlords elect not to relet the premises, Tenant shall be liable for the remainder of the rent due under this Agreement. If the Landlords relet the premises, but are unable to relet the premises for as much rent as would have been paid by the Tenant under the terms of this Agreement, Tenant shall be liable to the Landlords for the difference. Landlord may also dispose of any property left by the Tenant after abandonment without liability and deduct cost of disposal from the Tenant's security deposit.

4.) The premises shall be occupied by the Tenant who has signed this Agreement and by no other person. Occupancy by more than the above indicated person(s) shall be cause for eviction.

5.) All utilities, including heating fuel, are to be furnished by the Tenant.

6.) The Tenant shall not keep any animal nor bird on the demised premises, unless the same, in each instance, is expressly permitted in writing by the Landlords. Such permission so given to any Tenant shall not be construed as permission to do so for any other Tenant.

7.) Tenant must take good care of the premises and all equipment and fixtures contained therein. Tenant is liable for any and all damages caused by her acts or neglect and any acts and neglect of his/her family, invitees or guests. Tenant must make all repairs and replacements when damage results from his/her act or neglect. If Tenant fails to make a needed repair or replacement, Landlord may do so and add those expenses to the rent.

The Tenant shall not permit the plumbing facilities, water closets or other water apparatus to be used for any other purpose than those for which they were constructed; and any cost to repair any damage from placing sweepings, rubbish, rags, diapers, greese or any other articles into same shall be borne by the Tenant.

8.) The Tenant shall keep the house in a clean and sanitary condition at all times. Tenant shall be responsible, to the extent of their use, for keeping the house safe and sanitary. This includes matters of infestation, hazards, plumbing and screens. Tenant is responsible for clean and proper use of the cooking equipment, keeping it free of greece and other foreign matter. The basement must be kept clean in order to help prevent fire. If, upon inspection, the Landlords find the house to be in an unsanitary condition, so as to attract insects or rodents, or, should he/she consider the basement or any part of the pemises to be a fire hazard, and the condition is not corrected, the Landlords shall have the right to terminate your tenancy immediatly.

9.) The Tenant shall be responsible for cleaning and maintenance of the grounds surrounding the house, including snow removal. There shall be no old furniture, cans bottles, toys, rubbish or storage of any kind on the grounds. Under no circumstances will any vehicles be allowed on lawns. All garbage facilities and removal are the Tenant's responsibility and must be kept in a neat and orderly condition.

10.) The Tenant shall not maintain a garden or install any fencing or outside storage or dog house or lawn/patio furniture, barbecue grills, lawn ornaments/decorations without the written consent of the Landlord. No outside storage of any kind will be permited.

11.) The Tenant is permitted parking for no more than two (2) vehicles. All vehicles must be parked in the area designated by the Landlord. No other vehicles, boats, large trucks, trailers, or equipment of any kind, registered or unregistered will be permitted without the written consent of the landlord.

12.) The Tenant shall not shake or hang any clothing, personal property or other object from any windows, doors, trees or clothesline. The installation of a clothesline will not be permitted.
