In the event of any conflict between the terms of the within rider and the terms of the printed Lease Agreement, the terms of the within rider shall prevail.

Para, 1-C is supplemented and amended to provide that Tenant shall pay one-half of the cost of snow and garbage removal, lawn care and landscape maintenance including lawn mowing, shrub trimming, bed mulching and weed controll for the entire premises of which the the demised premises are a part. As the tenant is a dry cleaner and is the primary user of the water, the tenant shall pay an amount equal to 80% of the water charges in addition to one-half the sewer and service fee charges. Snow and garbage removal, lawn care and lanscape maintenance and sewer and water charges shall be paid by the tenant within 30 days of the date the landlord notifies the tenant of the amount thereof, and if not paid, shall be considered additional rent and collectible as additional rent as herein provided.

It is also understood that in the demised premises there is a seperate central air conditioner and seperate central hot air heating unit that are both in working order. Tenant shall maintain both units throughout the term of the lease at its own cost and expense, and upon termination of ths lease tenant shall deliver up both units in working order. Tenant shall have the right to inspect both units to assure itself that same is in working order prior to inception date of the term hereof.
