This is a Rental Agreement. This Rental Agreement will serve to confirm the Landlord's policies concerning the house rented and occupied by you (the Tenant) at the above address.

Please be aware that you are renting a house, seperate and apart from any other building on the property. Unless otherwise specified, these premises are rented "as is".

IT IS UNDERSTOOD AND AGREED THAT:


1.) The rental amount shall be $ 1,295.00 per month. Rent is due on the first of the month. It is the Tenant's responsibility to send the rent infull by regular mail to the landlord by the first of the month. If the rent is not paid in full by the fifth (5th) day of the month, a late charge of $ 50.00 must be paid in addition to the rent.

The date the rent is considered paid will be determined by the postmark on the envelope and not by the date appearing on the rent check. The late charge of $ 50.00 will be strictly enforced and must be paid in addition to the rent. If the late charge is not paid in addition to any rent postmarked after the fifth (5th) day of the month, the late charge will be considered additional rent and the rent will be in arrears by that amount.

All rent checks must be made payable to WILLIAM IMPERIAL and mailed via regular mail to P. O. Box 576, Succasunna, NJ 07876. Continual late payment of rent and / or late fees will be grounds for eviction

In addition, any rent checks returned for insufficient funds or for any other reason will be considered as late and a penalty fee of $ 50.00, plus any bank penalties, must be paid in addition to the late charge of $ 50.00. In the event that any rent check shall be returned for any reason whatsoever, no further personal checks will be accepted by the landlord; and the Tenant agrees to pay all future rent by cash, money order or certified/bank check.

2.) Upon Tenant's execution of this Rental Agreement, Tenant shall make a security deposit equivalent to one and one half month's rent or $ 1,942.50 to the Landlord in order to ensure that Tenant complies with all the terms and conditions of the Rental Agreement. If the Tenant fully cmplies, Landlord will return the security deposit within thirty (30) days after the date Tenant delivers possession of the keys and premises to the Landlord. If Tenant does not fully comply with the terms of the Rental Agreement, Landlord may use the security to pay amounts owed by Tenant, including damages.
